North Corktown

North Corktown is one of Detroit's most forward-thinking neighborhoods, representing a small, tightly knit community just north of I-75 where longtime residents, community organizers, and urban visionaries are building an innovative model for the future of housing, block by block.

Detroit's first community land trust to sell homes: The North Corktown Neighborhood Association partnered with the Gilbert Family Foundation on the Tomorrow's Housing Innovation Showcase. This initiative delivered seven factory-built homes assembled in under 90 days, priced significantly below market value and permanently protected for affordability through a Community Land Trust for generations to come.
Detroit's largest majority Black-owned housing cooperative: Founded in 1968, Fountain Court Cooperative has provided affordable homeownership opportunities for generations of North Corktown families while fostering long-term community stability.
The greenest neighborhood in Detroit by design: The North Corktown Neighborhood Association is actively building a network of pocket parks, community gardens, and protected open spaces through its Open Space Community Land Trust. The explicit goal of this initiative is to establish North Corktown as the greenest neighborhood in the city.

Housing

North Corktown is one of the most compelling housing stories in Detroit and serves as the site of a national experiment in equitable homeownership. The streetscape features a layered, eclectic mix of original early-1900s brick homes, mid-century two-flats, and brand-new modular homes from the Tomorrow's Housing Innovation Showcase. For first-time buyers looking to put down roots in a neighborhood where investment supports community-controlled land, North Corktown presents a rare opportunity.

Community

Neighbors here know each other and show up for one another with a warmth that is truly distinct. The North Corktown Neighborhood Association hosts quarterly general meetings open to everyone, runs free home repair assistance for legacy homeowners, and organizes through both the Open Space Land Trust and the Housing Land Trust. Together, these initiatives help ensure that housing affordability, public space, and future development are shaped by the people who call the neighborhood home.

History

North Corktown's story begins in the 1830s and 1840s, when Irish immigrants fleeing the Great Famine settled along what was then the western edge of the city. They built Queen Anne cottages and row houses on narrow lots, establishing a dense community with a saloon, a drug store, and a grocer on almost every corner. The construction of I-75 through the middle of Corktown in the 1960s severed the neighborhood physically, causing the northern half to drift under the informal name "Briggs." While this change impacted the area's layout, it never diminished its strong community spirit. The modern revival of the name "North Corktown" is a deliberate act of reclamation, confirming that local history and identity matter.
